A Mortgage Broker Who Knows Mississauga

I’m Tony Brar, Mortgage Agent Level 2 with 16+ years in the mortgage business. I help Mississauga buyers and owners every week, from first-time condo buyers to families upsizing out of them.

Mississauga is a tale of two markets. Downtown around Square One and City Centre is all condos, with their own financing quirks. Port Credit and the established family neighbourhoods are a different world of semis, detached homes, and townhouses.

I know both. I will sort out status certificates and maintenance fee math on a condo, or structure the move when you’re ready to trade the condo for a house. Purchases, renewals, refinances, and the files banks say no to.

How I Help Mississauga Homebuyers and Owners

Condo Mortgages

Buying a condo in Mississauga? Status certificates, building finances, and maintenance fees all matter to your lender. I review the status certificate with you and place the mortgage with a lender that’s comfortable with the building.

Low-Rise vs High-Rise

Lenders treat a Port Credit townhouse differently than a 40-storey tower at Square One. Some buildings end up on lenders’ restricted lists. I check this before you commit, not after.

Upsizing From Condo to House

Outgrown your condo? I will map the move: what your condo sale nets you, whether you can buy before you sell, and how bridge financing works. Clean timing means less stress and no rushed decisions.

Renewals and Refinances

Own in Mississauga already? Don’t just sign the bank’s renewal letter. I shop your renewal against 50+ lenders and can often beat it. A refinance can also unlock equity for renovations or consolidating debt.

Mississauga Mortgage Questions, Answered

Is getting a mortgage for a condo different than for a house?

In a few important ways. Your lender will want the status certificate, which shows the building’s finances, reserve fund, and any legal issues. High maintenance fees also affect how much you qualify for. I walk you through the certificate and make sure the building passes lender muster before you go firm.

What is a status certificate and why does my lender want one?

It’s a package of documents about the condo corporation: budget, reserve fund, insurance, pending lawsuits, and building issues. Lenders review it to make sure the building is financially sound. If something looks off, some lenders will decline the mortgage. I help you read it and know what matters.

We own a condo and want to buy a house. Can we buy before we sell?

Often yes. If you have enough equity and income to carry both for a short time, bridge financing can cover the gap between closings. I will run the numbers both ways, buy-first and sell-first, so you can choose with confidence.

Does it matter to lenders if I buy a townhouse or a high-rise condo?

It can. Some lenders restrict certain high-rise buildings or large complexes, while townhouses and low-rise condos rarely raise flags. Tell me the building before you write an offer and I will confirm your lender is fine with it.
