Brampton Mortgage Broker

First home in Brampton? Growing family? Let’s build a mortgage plan that fits your life and your budget.

A Mortgage Broker Who Knows Brampton

I’m Tony Brar, Mortgage Agent Level 2 with 16+ years in the mortgage business. I work with Brampton buyers and owners every week, from first-time buyers to multigenerational families pooling their resources.

Brampton is a city of firsts. First homes, first condos, first investment properties. It is also a city of big families, with parents, kids, and grandparents often buying together. The math on these purchases is different, and most bank branches don’t take the time to get it right.

I do. I look at your full picture: incomes, rental suites, new-build timelines, and all. Then I shop 50+ lenders to find the structure that actually works. Purchases, renewals, refinances, and the files banks say no to.

How I Help Brampton Homebuyers and Owners

First-Time Buyers

Brampton has one of the busiest first-time buyer markets in the GTA. I will get you pre-approved properly, explain down payment and closing costs in plain English, and make sure your first offer is backed by real numbers.

Legal Second Suites

A legal basement apartment with rental income can seriously boost what you qualify for. Lenders each treat rental income differently. I know which ones give you full credit for it, and that can be the difference between approved and declined.

Multigenerational Families

Buying with parents or adult children? More incomes can mean more buying power, but the structure has to be right. I will map out who goes on title, who goes on the mortgage, and how to keep everyone protected.

New-Build Developments

Buying a new build in Brampton? Builder caps, delayed closings, and appraisal gaps can wreck an approval. I set up your financing with those risks in mind, so closing day is boring in the best way.

Brampton Mortgage Questions, Answered

Can rental income from a legal second suite help me qualify for a mortgage?

Yes. Most lenders will count a portion of the rental income, usually 50 to 80 percent, and a few will go higher with the right documentation. The suite must be legal, with proper permits. I will tell you exactly what your lender needs to see and which lenders are most generous with rental income.

We’re buying a home in Brampton with my parents. How does that work?

Very common here, and very doable. Parents can co-sign, go on title, or gift the down payment. Each option has different tax and legal implications. I will walk your family through the choices and structure the mortgage so everyone is comfortable.

Our new build in Brampton closes next year. When should we talk?

Now. Builder purchases need planning, especially with rate caps and extended closings. I can lock in a pre-approval strategy early and revisit it as closing approaches. Early planning is what prevents closing-day surprises.

My credit is bruised. Can I still buy in Brampton?

Maybe. Bruised credit doesn’t always mean no. B lenders and private options exist for exactly this situation, and I can also give you a clear plan to rebuild. Let’s look at your actual situation before assuming the worst.
